Booking legionella assessments in Northern Ireland

How water is stored, heated and used matters when assessing legionella risk. Legionella NI takes bookings at a set price for rental properties, workplaces and other premises. A specialist examines the relevant water systems and records the risks and control measures, rather than relying on a generic checklist.

Before the visit

  1. Premises address and the on-site contact

  2. Building use and typical occupancy patterns

  3. Any existing legionella risk assessment

  4. Water temperature and flushing records, if held

  5. Access to tanks, heaters and outlets

  1. Select the assessment you need

Book legionella risk assessments for a review of risks within the property's water systems. TMV assessments focus on thermostatic mixing valves, which blend hot and cold water to control outlet temperature. If you are unsure which service fits, tell us why you need the assessment and a specialist will advise before you book at the set price.

  2. Explain how the premises are used

Include the address, property type and who uses the building. Mention vacant rooms, infrequently used showers, stored water or occupants who may be particularly vulnerable. These details help the specialist understand conditions that a list of taps alone would miss.

  3. Gather records and arrange access

A specialist will confirm the appointment arrangements. Have any previous assessments, temperature logs, flushing records and water-system plans available. Arrange access to relevant outlets, water heaters, storage tanks and plant areas, where present.

  4. Examine the system in operation

For a legionella risk assessment, the specialist examines accessible parts of the system, considers water temperatures and stagnation, and reviews existing controls. For a TMV assessment, attention centres on valve condition, outlet temperatures and operation. Water sampling is not automatically part of every assessment; the specialist will explain if it is recommended.

  5. Record risks and assign actions

The specialist produces written findings identifying any risks and the measures needed to manage them. Recommendations may include flushing little-used outlets, adjusting temperature controls or arranging maintenance. The report helps the person responsible for the premises allocate actions and keep a record of completion.

  6. Plan monitoring and review

An assessment is not a replacement for ongoing water management. The specialist explains relevant monitoring and when the findings should be reviewed, including after changes to the system, building use or occupants. Review timing should reflect the risks and circumstances, rather than an assumed yearly expiry.
